First Step:

After instructing us to sell your property, from day one we will:

Plan an effective marketing scheme to market your property at its best and secure the best price. This will be developed by our award winning marketing team.

Instruct and organise high quality photographs by our professional photographer.

Prepare the property details and brochure to best suit the target buyers.

Prepare colour floor plans to highlight the space on offer.

Produce the online property listings.

Publish your property details on all the top property portals including Rightmove, Zoopla and PrimeLocation.

Publish your property details on dozens of other local property websites including, if appropriate, the local Polish community site.

Instruct a high visibility ‘For Sale’ board to be placed at your property.

Display your property in branch.

Promote your property on social media including Facebook and Twitter.

Email your property to our entire buyer database through our popular newsletter.

Contact all ‘Hot Buyers’ from our extensive database by telephone to generate interest immediately.

Perform 100% accompanied viewings, unless otherwise agreed, until the property is sold. These will be undertaken by experienced local staff that are knowledgeable of your area.

Regular provide feedback to keep you up-to-date on developments.

From month one onwards we will:

What we do once an offer is received:

We will notify you verbally and in writing.

We qualify the buyer to assess their circumstances and the chances of the offer proceeding to completion.

Once the offer is accepted we will produce a memorandum of sale and write to all parties confirming the agreed sale price.

We aim to keep you updated throughout this whole process and will liaise with both you and the buyers solicitor, ensuring as smooth a process as possible.

What you will need to do:

Instruct a Solicitor, but before you do ask who Galley Properties recommend. We have established good working relationships with local and national Solicitors firms.

If you are involved in a chain then you will need to have your mortgage offer confirmed and arrange for a survey of the property that you intend to purchase. Your Solicitor will advise you of anything else that you need to do.

What your Solicitor will do on your behalf:

Request the title deeds from your current lender.

Send out the relevant property forms for you to complete and ask for details of fixtures and fittings in order to produce a contractual pack to send to your buyers.

Respond to any queries from your buyers solicitors.

Agree exchange and completion dates.

Arrange for the contract to be signed by both parties and confirm sale completion

Unlike many other agents, even after we have secured a sale and the process with your solicitors begins we will continue where possible to liaise with all parties to keep a sale on track. During the process outlined above you can be confident that Galley properties will continue working hard to keep your property sale on track. Please note that there is a possibility that some solicitors, either instructed by yourself or the buyer, will not liaise with agents and therefore we will only be able to help within the areas we are permitted to do so.
